In spite of the excellent air quality of the surrounding area, an anti-allergy ventilation system – not air conditioning – was installed. Special filters eliminate pollen and fine particles. The system operates with 90% heat recovery and has an additional earth collector, through which the fresh air is pre-warmed in winter and cooled in summer.

Central vacuum:

Dust is collected in the cellar with no air being expelled in the living area, especially valuable for those with allergies.


With gas condensating boiler technology and integrated floor and wall heating


Water circulates in the warm as well as in the fresh water cycle in order to prevent bacteria build-up when not in use. As a result, maximum water hygiene is created.


New three-pane windows, u=0.7. The existing box-type windows were retrofitted with seals and thermo glass. Since the clinker construction from the 30s did not permit any exterior insulation, the interior walls were insulated with vacuum panels or with Multipor mineral insulation.


All lavatories rinse with rainwater. Air is automatically removed through the bowl preventing any annoying odours. There are flush toilets throughout; the guest restroom has the new lavatory by Geberit.

Steam bath:

Can be used with various organic ingredients of your choice and can also include brine injections.


Incandescent lighting is completely absent and in its place halogen lighting and the promising LED technology of the future is featured.


Heating, ventilation and especially the lighting elements are controlled by a central bus system.


Television via full HD projector on a 1.80m wide screen. In addition, Bose 5 speaker system, Blu-ray / DVD players and i-Pod dock station.

Work space:

Wi-Fi, printer, copier, scanner.
